The Landlord Support Center serves as your central point of contact for all Lease Administration, Property Management, and Legal inquiries, providing a more streamlined and efficient approach to addressing questions and resolving issues.
We update this page regularly with policy changes, key forms, and escalation paths, so bookmark it for easy access. If your question isn’t covered, the contacts and resources listed here will point you to the right team for personalized support.
Lease Administration:
All inquiries must be sent to leaseadmin@chipotle.com and must include the unique 4-digit Chipotle store number. If the store number is unknown, please provide the address of the location. All requests for reimbursements must include an invoice and backup. Delays in processing will occur if both are not received.
Lease Administration Responsibilities include:
- Monthly statements and all billing/payment inquiries
- Utility and all other reimbursement requests
- Escrow Adjustments
- Annual Reconciliations (please click for submission requirements)
- Tenant Improvement Allowance (click here for more information)
- Real Estate Taxes (separately billed from CAM)
- Facilitation of all Stipulations of Terms of Leases

Estoppel and SNDA requests
- Requests can be sent via email to EstoppelSNDA@chipotle.com and must include the unique 4-digit Chipotle store number. If the store number is unknown, please provide the address of the location.
- For faster review, all requests must specify the following:
- The purpose of the request (Is the LL refinancing or selling the property)?
- Who is the estoppel to be addressed to (LL, purchaser, lender)?
Defaults
- Please send to defaults@chipotle.com and include a breakdown of the outstanding items.
LICENSING:
For all requests below please email Licensing@chipotle.com and include the unique 4-digit Chipotle store number. If the store number is unknown, please provide the address of the location.
- Permit questions
- Business and other operational license inquires
Certificate of Insurance (COI):
- All requests must be sent to leaseadmin@chipotle.com and must have the store number or address in the subject line of body of the email for easier processing.
- Please provide the Certificate Holders name and address for faster processing.
- All annual renewals are sent by our 3rd party insurance partner once the policy is renewed.
